​We want your experience at Elm House to be as smooth and enjoyable as possible. Here's everything to know before you reserve your session.

Pricing

$150 for a 2-hour exclusive rental of the full property. Kentucky sales tax will be collected at checkout.

What's Included

When you book Elm House, the entire property is yours. Every indoor room, every outdoor space, every prop and piece of furniture, all of it, exclusively for you and your clients for two full hours. No other photographers, no overlapping sessions.

Payment

Payment is collected in full at the time of booking through our online booking system. Simple and straightforward, no surprise fees, no deposits, no holds.

Cancellations & Rescheduling

We understand that life happens. If you need to cancel or reschedule, here's how it works:

Cancellations made at least 48 hours before your session receive a full refund. Cancellations made less than 48 hours before your session forfeit payment. You may reschedule one time, just reach out and we will do our best to find a date that works for you. Please note that if you reschedule and then cancel, no refund will be issued.

Insurance Requirement

Elm House carries a commercial general liability policy, and we ask that all photographers do the same.  Before your session date, please provide a current Certificate of Insurance (COI) naming Elm House LLC as an Additional Insured.

Arrival & Overtime

Please plan to arrive no more than 5 minutes before your reserved start time, there may be a session finishing up just before yours. Your session begins at your scheduled start time regardless of when you arrive, so please plan accordingly. If your session runs a little over, overtime is billed at $25 per 30 minutes or any portion thereof.

Guest Limit

To keep things relaxed and comfortable for everyone, sessions are currently limited to 10 people including the photographer, clients, assistants, and guests. Need to bring a larger group? Just reach out before booking and we will do our best to work with you.

A Few Simple Property Rules

We ask that everyone treat Elm House with care and respect. Many of the furnishings and props are antique and irreplaceable, and we want every photographer who comes after you to enjoy them too.

​

The following are not permitted and will result in immediate termination of the session without refund:

No alcohol

No glitter of any kind

No balloons

No confetti or artificial petals

No open flames or lit candles (flameless LED candles are welcome)

No smoking or vaping

No removing props or furniture from the property

Pets by prior written approval only

Before you leave, please return all props and furniture to their original positions. We appreciate it more than you know.
